Prishtina X is a major mixed-use development located in the very heart of Prishtina, immediately adjacent to the iconic Rilindja Print House and the Youth and Sports Center—two defining references of the city’s modern urban identity. Conceived as a new contemporary landmark, the project brings together architecture, urban life, and public experience within a single, cohesive vertical ensemble.

Developed in collaboration between OUD+Architects and Bernard Khoury / DW5, Prishtina X proposes a bold architectural vision that responds to its highly visible central site while redefining expectations for mixed-use developments in Kosovo. Construction is expected to begin in mid-2026.

With a total of 50,000 m² of above-ground built area, the project integrates retail, office spaces, and residential living into a vertically layered urban structure. The lower levels activate the street with flexible retail spaces and generous public lobbies, reinforcing permeability and strong engagement with the surrounding public realm. Above, contemporary office floors—including a dedicated banking headquarters—are designed to accommodate diverse working environments while maintaining clear circulation and functional autonomy.

The upper portion of the building is fully dedicated to residential use, consolidating the project’s role as a vertical urban neighborhood. In total, eleven residential floors accommodate luxury apartments, comprising a mix of one-, two-, and three-bedroom units. Vertical voids and internal atria bring daylight deep into circulation spaces, enhancing spatial quality, orientation, and visual continuity throughout the residential levels.

At the top of the tower, the project culminates in its most distinctive architectural element: the X-shaped rooftop crown. This sculptural structure houses shared residential amenities—including a panoramic restaurant, gym and spa, sky bar, and rooftop pool—opening onto a 360-degree terrace overlooking the city. Rising above conventional height limits through special approval, the crown is conceived as both an inhabited space and a skyline-defining gesture.

One of the project’s most striking moments is the south-facing rooftop pool window, where swimmers become visible against the Prishtina skyline—an animated urban feature that transforms the building into a living architectural landmark. Below ground, five levels of underground parking ensure efficient servicing and long-term functionality while preserving the vitality of the surrounding streets.

Prishtina X is envisioned not merely as a real-estate development, but as a new civic and architectural reference point for central Prishtina—one that merges commerce, work, living, and shared urban amenities into a single, confident contemporary statement. Developed collaboratively by OUD+Architects and Bernard Khoury / DW5, the project contributes a bold yet contextually grounded addition to the city’s evolving skyline.
